Index Funds and Real Estate

When it comes to selling or buying a house it can be a pretty stressful experience. Some people suggest that it is one of the most stressful things most of us will have to go through in our lives. Because it really is a big deal. It is our biggest asset, and doing well on its purchase and sale can have far reaching implications for many years.

I am going to digress here briefly, but hang in with me.. one of the best types of investments is index funds. And one of the reasons they are better than mutual funds is that they cost you less to invest in. Typically you save over 2%. So, your mutual fund has to make 2% more than the index fund just to break even.

Today I was researching a Denver CO real estate company who runs with a similar principal. Basically, they charge on average $10k less than other agents. So, even if they did get you $10k less for your house (which they wont..) you break even.

Self Certification Mortgages

One of the best mortgage products for people with a bit of money is self certification mortgages. These are great products for freelancers, self employed people, or investors. And especially for people that do not have great records of their income (good enough, say to pass the rigorous requirements of most banks for income verification from self employed people). And also for people that have a lot of spare money, and cannot be bothered going through all the rig moral associated with verifying all their income.

Self certification mortgages allow the person applying to borrow money, when they have a good deposit (usually around 20%), and receive their income from sources outside normal wages (as mentioned about things like self employment, investments, freelancing..) to merely declare to the lender what their earnings are, without having to verify it.

These self cert mortgages are secured against the asset which the money is being used to finance (in case you were wondering how the lender plans to cover their *ss). And if things went pear shaped the lender would anticipate being able to cover their costs because of the cushion of the substantial initial deposit.

Personally, these are the types of mortgages I use, because I am a freelancer and verifying income is a nightmare.

Plasma TV on TestFreaks

I am a big fan of review sites. I use them extensively to help make my decisions about which products to purchase. Especially with high end electronics like a plasma tv or some other gadgety thing like my new apple iPhone.

One of my main sites is TestFreaks.com, I love them. They source their reviews and product information from blogs, forums, news and other places, and always have the most information on any product in the one spot. But, not just a lot of content, they source top quality reviews, and I know that if I only research something using one site, I can do an excellent and thorough job with TestFreaks.

The site design is very simple and easy to navigate, which is something I also appreciate. I do not like to be bombarded with jazzy css and other flashy webscript when I am getting into some serious research. So, maybe that is how I would describe TestFreaks, hardcore researchers for the serious product reviewer.

I came across an interesting website today leisure time promotions or the vacation international points club as it is also known.

These guys have been around for some time now, over 10 years, and they have an excellent offer from what I can see. If you like to travel, like my family, you will want to research this one a bit further.

Basically the deal, from what I can gather, is that you sign up in the first instance for a certain level of points package, and those points entitle you to a certain level of discount and service from the VIP representatives and partner resorts and hotels, as well as discounts on flights and hire cars.

With the history in the travel industry that VIP have, and the word-wide contacts, this may well give you the inside track on all your travel needs and maybe also provide you with the local contacts that are so valuable when traveling to unknown destinations on world-wide adventures.

Cheap Flights to the USA

If you are booking flights or thinking about taking a trip, especially if you are currently looking for flights to Florida or a cheap flight to Orlando then you should have a look at dial-a-flight. These guys have awesome package deals, and have a reputation for being the cheapest around.

The general rule of thumb with travel, from a frugal financial perspective, is that you get the best prices by booking early and being prepared.. because the airlines want to know how many flights, roughly, to put on in any given period, so they give advance booking discounts to gauge demand. And, last minute. Because, in a similar fashion the airlines do not want any empty seats if they can avoid it. So, they will mark their tickets down if they need to fill seats, at the last minute.

But, I would also like to add one more to that list. Booking online. Buying any goods or services is always going to be cheaper online, because you have the advantage (as the seller) of having extremely low overheads, and therefore being able to offer wholesale prices. And this holds true for the travel industry.

But, do not take my word for it. Test it. Check how much a flight to New York costs you through my guys, and then test it against the prices quoted in the windows of the travel agents or in the paper. I guarantee mine will be lower.
