If you want to know where to park your money, it is always index funds.

Index funds are share funds that pool investors money and invest it in stocks as they are represented in the indexes of either particular industries or the entire share market.

So basically, when you invest in an index fund, you are investing is a mirror of an industry or the entire share market. And given that the share market is always a bull market if you take a long term perspective, this is a good investment.

But, add to that the fact that these funds are lower in management costs by fully 1-2% on mutual funds, they are already way out in front of actively managed funds, that are trying to “beat” the market (I prefer “betting against the house”..)

I stumbled this financial investing blog today and wanted to post it up for you guys aswell. They have lots of good resources and some interesting posts that you should check out if you are looking for some opinions on financial things.

That is what I liked so much about the site, and the reason I stumbled it versus some of the other sites around (and there are plenty..) These guys are not afraid to have an opinion.

I think most of the personal finance websites steer away from having strong opinions about what they think is a good stock or a good banking product because they know a bit (but not a lot..) about disclosure and what you are and what you are not allowed to tell people.

So, what you get left with are the big websites with professional finance journalists giving you professional journalistic opinions about good and bad stocks, mutual funds, exchange traded funds, mortgage products and others..

Personally, I like to hear what the little guy has to say. I like hearing from bloggers. I like knowing the person writing is a real person. Not a company man.

When you are selling your house there are a few little things that can really sub consciously turn people off. One big mistake you want to avoid is having 20 year old curtains.

It might not sound important, but curtains are something that people do not “see”, but make up a general impression of a house. If they are fresh and clean it can make a big difference.

Everyone knows about the benefits of things like having the air-conditioner going if it is hot, and the heater if it is cold, and of having fresh plants etc etc. And fresh curtains that are not from the 70s is like that too.

Our Money Making House Project

I have been talking a little bit lately about how my wife and I are doing up our house as a property development project. But, I am not sure if I have come right out and said that it is purely a money making strategy. In the US you only have to pay capital gains tax if the property is an investment property. If it is your principal place of residence no capital gains tax. Beautiful. And that is pretty much the idea behind our renovation project. We bought a place that needed some work, for $250k. We added a 4th bedroom and tidied up the garden and a few things and got it revalued at $290k. We refinanced to access that additional capital, and are adding a second bathroom, new kitchen, new roof, and rumpus room. We expect the house to be valued at $350k-$360k after that. Total cost of materials will end up at $20-30k. Net profit $60k-$80k. Too easy. And like I have been saying we are buying the supplies online (and posting links..) so that increases the ROI by keeping the expenses way down.

If you are serious about making money online or serious about making an impact online if you are doing it purely out of the goodness of your heart, then at some point you really need to research the pros and cons of a dedicated server set-up.

If you start to get some good traffic to your site you should seriously consider moving your site to a dedicated server. You will not be able to handle good traffic on shared hosting. Which is what most of you would be using at the moment. All the $1-$10 per months deals are shared hosting. Whether you have your own business or you are talking about your personal financial situation, what is more important lots of assets or lots of cashflow?

I think if we are going to have a genuine crack at this question we need to clarify it a little. What is more important how? Let us assume we mean more important from the point of view of sustainable financial success and wealth.

Right. So we got that clear. What is the answer. Well, in truth the answer is that both are important. Although, if I had to choose one I would probably choose Assets. Because if you have assets, whether they are physical, skill based, intellectual property or whatever, all you need to be able to figure out is how to make them make you money. (Think Google, before adwords)

Both, however are important from the perspective that if you have assets you can gear off them (borrow against them) to invest and grow your wealth. But, if you have no cashflow you cannot meet the repayments.

Having said that, it is still possible to gain credit without actual income. Via things like low doc loans, where you do not have to prove your income. And then you can use the freed up funds to invest in cashflow streams.

Property has always been and still is one of the best ways to make yourself a lot of money.

But, like any business or investment opportunity there are loads of people trying to make a buck, and only a small number (relative to the total trying) that actually make it.

There are always different reasons for this, unique to each industry and each person and circumstance, but some fundamentals always hold true about why when you have 2 people trying to make money from the same opportunity one will make a lot and the other very little.

The biggest factor is information.

If you have conducted quality research you will always have the competitive advantage. You will know whether you are taking an educated risk or whether you are just throwing money at a project and hoping it works.

The next most important investment consideration has to be sustainability or defensibility. How much is the return on your investment affected by economic conditions. How much is your investment affected by factors outside your control? And how easily can you defend against these factors.

Consider a famous market like Big Island Hawaii real estate. This is a market that is always going to be liquid. (The degree of liquidity may vary..) People are always going to love the beach and they are always going to dream about living in Paradise and Hilo real estate and Kona real estate deliver against those desires.

This is a defensible investment marketplace because their it is a classic market. Like buying shares in Coke or Gillette (as our friend Warren Buffet).

One of the things that any wanna be web mogul needs is lots of traffic. There is not much point in having the best site around, optimized off its head with great affiliate links and adsense (or whatever..) and having tumble weeds blowing down the main street of your site.

What you need is traffic. And in just about all cases the more the merrier. Well sort of..

What any webmaster/SEO expert will tell you, who is worth their salt, that traffic is cool, but what you really want is targeted traffic. The more relevant the traffic to your site, the better your chances of getting a click on an ad, or making a sale.

There is also an idea out there in internet land that suggests there are such things as good and bad “neighborhoods” on the internet. It is the idea that there are sites and webmasters of varying integrity and ethics, especially when it comes to things that affect the way you rank in search engines, and the measurements that mean stuff to people who may have a commercial interest in your website (to purchase or advertise on for example).
